Hackney Downs Studios
Hackney Downs Studios represents a medium size regeneration project located in Dalston, Hackney, East London. This borough is one of the most deprived in London, but in the last decade has become one of its most important creative quarters (Shoreditch Area). In Dalston Area, the demand of office spaces for creative industry is growing, as many creative enterprises, become “priced out” from Shoreditch are seeking new location for their businesses.
Acting as principle architect, this redevelopment involves a multifaceted approach to regeneration that has moved from architectural survey to masterplan vision, site studies and construction with the realization of small-scale phased projects.
The aim was to transform this 8000 sqm old warehouse building in a community space that provides studios to let and venues to hire for the creative enterprise sector. Services and facilities provided serves the new creative community and also the local community. The building has been divided in studio spaces (around 60%), events spaces and facilities (40%). The building has a 1000 sqm courtyard that was opened up to the public and used as a public square. This transformation has allowed to reactivate this abandoned corner of Dalston, by opening and facilitating the connection between Amhurst Road and Hackney Downs Park, making the area safer and the surrounding more pleasant. understanding and analysis
From the architectural point of view, Hackney Downs Studios project is, mainly, a low budget project where all design elements need to be realized with basic materials, sometimes even with recycled material dismantled from the building itself, pursuing a sustainable, affordable and flexible design policy.
